One of the leading developers of the Russian commercial real estate market, ENKA TC Company goes on pursuing the policy of development of the existing projects and will invest more than $300 mln. in construction of a shopping and entertainment center in Kashirskoye shosse with the total area of 195, 500 thousand sq. m and the leased area of 71 thousand sq. m. The opening of the complex is scheduled on the 4th quarter of 2017. The international consulting companies Knight Frank and Cushman & Wakefiled have been assigned co-exclusive agents on leasing the retail areas.
The new project will combine shopping malls, an entertainment center,multiplex cinema, one of the screens in which will become the largest in Russia, World class fitness center with the own terrace and swimming pool, author’s cafes and restaurants. The five floors of SEC will house more than 200 stores of famous international and Russian brands. The anchor tenant will become Auchan Food Hypermarket (10, 500 sq. m). For the customers’ convenience, a 3-level underground car park for 1, 500 parking stalls will be equipped.
The SEC off-standard architectural concept embodied the idea of the four natural forces: water, air, fire and earth. The enormous atrium spaces visually imitate the Universe core elements reflected in the functional zoning of the complex, as well as in the decorative materials and elements, architectural forms, design concepts and the colour range of the shopping malls.
The zest of the project will be the walkable roof with a leisure and sports component: the roof will house a swimming pool, tennis courts, a basketball field, restaurant verandas, a skating rink, an open cinema. The design of the walkable roof will be for the first time realized in Moscow Market.
The new shopping and entertainment complex is situated in Orekhovo Borisovo Severnoye, a densely populated residential district at the intersection of Kashirskoye shosse with Shipilovskaya Street. In the coverage area, more than 2 mln. people reside. In the pedestrian availability from the project, there are 5 metro stations: Domodedovskaya, Orekhovo, Zyablikovo, Krasnogvardeyskaya, Shipilovskaya.
The complex will be erected on the site of the former Kapitolit SC, which successfully functioned for many years in the retail real estate market. It is already the second Company’s project on reconstruction of the in-house shopping centers. The first renovated project was Kuntsevo Plaza MPC was opened after its redevelopment with an increase of the area from 20 thousand sq.m to 245 thousand sq. m. During the first year of operation, the traffic of the new complex reached 12 million people. Kutsevo Plaza received a large number of awards including international ones: Global RLI Prize in the nomination “The Best International Shopping and Entertainment Center” (International Retail & Leisure Destination), awards simultaneously in two nominations of a prestigious international prize - European Property Awards 2016 - Retail Architecture and Retail Development.
